New Main Street Mixed-Use Project

Late last week at the site of the Burwinkle-Hendershot Building on Main Street near Second Street, we spotted a mechanical contractor looking around the Washington Avenue side of the future mixed-use project. The building looks to be getting a new fire protection system, perhaps in preparation for imminent renovation work ahead?

The project will occupy the the Burwinkle-Hendershot Building as well as the Bearno’s by the Bridge Building and could potentially have retail along both Main Street and Washington Street with apartments above. The location couldn’t be better considering the new downtown arena will be its next-door-neighbor and the proposed Iron Quarter project is just to the east. A planned restaurant by the owners of O’Shea’s in the Highlands neighborhood will also sit to the east. With arena financing in the bank and demolition nearly complete, we are hoping to see crews here more often in the future.

Shelby Street Apartments: Window Edition

The new mixed-use, mixed-income Shelby Street Apartments in Phoenix Hill recently have had windows installed and a brick facade revealed. A sample mock-up panel appeared in the future first floor retail space demonstrating what the completed facade will look like with red brick, tan windows, precast sills, and brown metal roof.

Upscale Restaurant Opening Soon Downtown

    Zs Fusion Restaurant

    Restaurateur Mehrzad Sharbaiani is set to open his new upscale Asian-influenced restaurant on the corner of Fourth Street and Market Street downtown in November. The new restaurant will occupy 10,000 square feet on the ground floor of the Cowger Garage directly across the street from the Kentucky International Convention Center and will operate under the slogan “Where eats meets west.”

    The news is part of a growing trend where the convention center is being encircled by eateries such as Wolfgang Puck Express and Panera Bread. A McCormick & Schmick’s restaurant is also slated for the area in the Starks Building. The corner spot was previously occupied by Kunz’s Restaurant which closed last year for financial reasons.

    Sharbaiani runs Z’s Oyster Bar near Shelbyville Road and Hurstbourne Lane. He recently opened a new location in Indianapolis and is looking to expand to additional cities in the future. New head chef at the new Z’s Fusion will be Dallas McGarity, formerly of Volare Italian Ristorante on Frankfort Avenue. He has been a chef at high end restaurants in England, South Carolina, and Kentucky. The dishes at the new Z’s Fusion will be creatively prepared, so look forward to some new innovative dining.

    Jewish Hospital Parking Garage

    The aging parking garage on the corner of Fourth Street and Chestnut Street and its neighbor a pink former JC Penney’s department store stretching to the Guthrie Green should be seeing a few needed exterior improvements in the near future. The parking garage’s first level retail was last occupied by a Walgreen’s and a wig shop. The Walgreen’s moved several years ago to the corner of Broadway and Brook Street and the corner has been vacant since.

    Jewish Hospital owns the stretch of buildings from Chestnut to Guthrie and uses them for office space and tentative plans call for revamping the facades and extending offices into the parking garage structure. The properties had been for sale recently, drawing interest from the likes of the Cordish Companies as a possible extension of the 4th Street Live! entertainment district, but the asking price for the properties has been prohibitively high. While the project calls for the elimination of street retail venues, it will improve the general streetscape and does keep workers downtown during the day. The extent of the exterior renovations is still unknown.

    A new mural on Baxter Avenue under the railroad overpass near Lexington Road depicts the days before anyone lived in Irish Hill and Phoenix Hill. The bucolic scenes were painted by Cindy and Fernando Trujillo as part of an Operation Brightside beautification campaign. Baxter Avenue serves as the dividing line between the Irish Hill and Phoenix Hill neighborhoods.

    This morning’s rainstorms put the new mega-tent on the Belvedere for the Ryder Cup Gala to the test. The downpour began to collect along the edge of the tent eventually forming a bathtub size bubble of water hanging precariously above new newly carpeted tent floors. Crews managed to avoid the impending disaster as they worked furiously with siphons, buckets, ladders, and human force to remove the water from the tent.
